What we do, stage by stage

Stage 01 — Land & Finance

Land sourcing and finance

We find the best suited land, or find an old house in a great street, to create the best land for your home. We negotiate the purchase, and broker the deal. You just come and slap on the sold sticker.

Stage 02 — Design

Design and consultant engagement and coordination

We source and engage architects, engineers, and interior consultants. We translate your brief into early sketches and manage every revision so nothing gets lost between disciplines. Our team has realtime building industry experience to offer practical and amazing designs

Stage 03 — Approvals

Town planning and development approval

We broker and manage the town planning process, coordinate council submissions, and track conditions. Approval delays cost money — we stay ahead of every lodgement requirement.

— Demolition

Demolition engagement and contractor management

We scope the demolition requirement, engage licensed contractors, and oversee site clearance. Scope creep and unwanted variations are identified before any machinery arrives.

Stage 04 — Builder Brokerage

Builder sourcing, heavy negotiating, money savings.....

We go to tender, carefully reviewing quotations against the design and project documentation, and present a shortlist with a clear recommendation. You choose from a vetted field, not the loudest sales pitch. We do all the heavy negotiations, and present the best pricing.

— Contract Management

Contract review, negotiation, and execution

Every clause is reviewed before you sign. We negotiate variation clauses, payment schedules, and PC sum allowances so the contract reflects what was actually designed and the allowances needed.

Stage 05 — Project Delivery

Experienced project management on site for you, not the builder

We are the designated builder to client contact, taking the stress away from you, allowing you more time to enjoy the happy moments in the building process, instead of the emotional pull that can take the enjoyment away.

We have true building industry experience, to ensure your dream is delivered.

We handle difficult correspondence and instructions, attend key site inspections and meetings, and manage every variation request to minimise the financial impact.

Defect review, practical completion, and handover

We conduct the practical completion inspection, compile and pursue the defect list, and confirm every contracted item is delivered before you accept handover.

Actual building experience

Contract problems are found before the contract exists.

Design risk and financial exposure don't announce themselves at handover. They're buried in clauses, undocumented scope gaps, and PC sum allowances that don't match reality. We eliminate that risk at the stage it originates.
